What drives the price of an oak porch?
1. Size and design complexity
A small two-post canopy uses far less timber and labour than a four-post enclosed porch with curved braces and a tiled roof. Curves, jowl posts and decorative detailing all add hand-cutting time.
2. Green oak vs air-dried oak
Most structural oak porches use green (freshly sawn) oak, which is more affordable and traditional — it will shake and silver as it seasons, which most people love. Air-dried oak costs more but moves less.
3. Roof covering and groundwork
Plain clay tiles, slate or cedar shingles each carry different costs, and any new foundations, dwarf walls or base preparation add to the total.
4. Glazing and infill
An open porch is cheaper than a fully enclosed one with glazed side panels, a door and ironmongery.
Do you need planning permission for an oak porch?
Many porches fall under permitted development in England if the ground floor area is under 3m², no part is more than 3m above ground level, and it is more than 2m from a boundary facing a road. Listed buildings and conservation areas (common around Ludlow and Leominster) usually need consent. Always check with your local authority before work begins.
